§ 4. Housing improvements defined

  • 4.01. For the purposes of this ordinance and the Zumbra Ridge Housing Improvement Area, the term "Housing Improvements" shall mean those street improvements within the Zumbra Ridge Housing Improvement Area as set out in the preliminary contract specifications prepared by Bituminous Roadways, Inc. for the Zumbra Ridge homeowners association, including:

    a. Fill in pot hole repair. Sweep existing asphalt surfaces that are depressed or uneven to remove debris. Apply a bituminous tack coat to provide a binder between the existing surface and the proposed patch. Furnish and install approximately 20 tons of leveling.

    b. Mill Areas which are broken, alligated or to make drainage improvements, shall be removed two inches.

    c. Sweep existing asphalt surface to remove dirt and debris prior to overlay. Furnish and install a MN/DOT 2357 bituminous tack coat to provide a binder between the existing surface and the proposed bituminous overlay. Furnish and install a two-inch average (compacted thickness) MN/DOT type 41 bituminous overlay.

    d. Include an edge berm and center crown in road where required to divert water.

    4.02. Housing Improvements shall also be deemed to include:

    a. All costs of architectural and engineering services in connection with the activities described in Section 4.01;

    b. All administration, engineering, legal and consultant costs in connection with the Zumbra Ridge Housing Improvement Area; and

    c. All costs of arranging financing for the Housing Improvements under the Housing Improvement Act.
